Step 1: Build Your Budget First
Your budget is not just your down payment. It is your down payment plus renovation costs on the main home plus the full cost to build the ADU. All three together is your all-in number, and that is what you measure your return against.
Most investors only think about the down payment. That is how you end up mid-project with a half-finished ADU and no runway left.
Step 2: Know the City Rules
Every city in OC has its own ADU ordinance. Before you fall in love with a property, you need to know five things: maximum ADU size, bedroom limit, setbacks, parking requirements, and the required separation from the main home.
These rules determine what you can build, where you can build it, and what it will cost. We pull them on every property before we run a single number.
The Four Layouts That Work
SFR in front, ADU in the back — the most common setup. Clear separation between units means better tenant privacy and higher rent.
Corner lot — our favorite. The ADU faces the side street, maximizing privacy and cutting utility installation costs by $10,000 to $20,000.
Garage conversion — the lowest-cost entry point. The shell already exists, which removes a major construction line item. Best suited for studios and one-bedrooms.
Live underwriting — we take a real property, apply your budget and city rules, and run the actual numbers. Purchase price, construction cost, projected rent, cash-on-cash return. Real deal, real numbers.
